Project Overview

SAA transformed 54,000 square feet of open floorplate at Lumen West LA, a wellness-driven creative office campus, into eight move-in-ready spec suites designed to accelerate leasing and support long-term tenant adaptability. In partnership with McCarthy Cook & Co. and Northwood Investors, SAA developed a multi-tenant spec suite program for the building’s entire second floor. The strategy gave smaller tenants immediate access to the broader campus experience while helping ownership bring the space to market faster, strengthen asset value, and shorten the timeline from LOI to lease start. The floor was strategically planned to balance rapid lease-up with built-in flexibility for future growth, positioning Lumen West LA to attract a diverse mix of creative and forward-thinking tenants in one of LA's most competitive office submarkets.
